Marketing Strategy
The ability to effectively market a home is both an art and a science. Pricing your home properly is the first step! Particularly in today’s market, trying to overreach on price will turn buyers off. Keep buyers turned on to your listing by enlisting a team that has a strategic marketing plan. Aviva and Or-Lee have the experience, market savvy, and connections to get your house on the market and in front of prospective buyers.

Within 24 hours of signing your listing agreement with Aviva and Or-Lee:
  1. Your home will appear on the New Jersey MLS site, where it will feed a host of other websites Realtor.com, Prominent Properties.com, zillow.com, etc.
  2. Your listing will be added to the Sotheby’s International Realty (sothebysrealty.com) website where it will feed to both the NewYorkTimes and WallStreetJournal websites.
  3. An e-mail of your listing will be sent to all 300 Prominent Properties agents.
Within the first week of listing your home with Aviva and Or-Lee:
  1. We will arrange for a professional photographer to capture your home at your convenience.
  2.  A full color brochure will be custom made for your home and ordered through the Sotheby’s website. (Copies will be sent to the Manhattan Sotheby’s Realty offices, as well as the Sotheby’s Auction house)
  3. An Open House will be arranged just for Real Estate Agents to preview your home so they may recommend it to whatever buyers they may be working with
  4. A mass e-mail will be sent out to prospective buyers notifying them that your home is now on the market.
Ongoing:
  • Your house will appear frequently throughout the month in written publications (The Bergen Record, The Suburbanite, etc)
  • Open Houses will be held as frequently as is preferable and appropriate
  • All foot-traffic procured from the Open House will be reported to you, along with viewers’ comments
  • You will be kept up-to-date on any and all information as a result of showings by Realtors

  • The Sotheby’s International Realty website (sothebysrealty.com), a global site trafficked by the world’s elite when they are house-hunting A host of online marketing tools available only through Sotheby’s Reside magazine is a Sotheby’s publication that is used as a seller’s tool – it is where extraordinary listings are highlighted and features articles on celebrity (such as Billy Joel’s and Tommy Hilfiger’s) homes are presented with savoir fare.
  • Previews magazine is another Sotheby’s publication that gets mailed bi-monthly to an exclusive list of associates of the Sotheby’s Auction House; when appropriate, truly unique homes are advertised throughout. An exclusive agreement with the Wall Street Journal, whereby Sotheby’s Realty and its affiliates are the ONLY real estate company to host a microsite on WallStreetJournal.com’s real estate page. This site directs traffic to a “magazine” style page of articles related to and regarding the unique properties associated with Sotheby’s Realty. All the while, featured listings anchor the page along the entire right-hand side
